THE ATLANTIC & PECONIC LAND COMPANY ("APL") intends to design, develop and market high end luxury real estate projects on the South Fork of Long Island. APL is able to provide a wide range of state-of-the-art planning, design and construction services tailored to meet a client's precise needs. APL can provide comprehensive design/build solutions or can unbundle any aspect of the design/build process. Specific services include master planning, feasibility studies, architectural design, interior design, construction management and project finance. APL will work with clients on a competitive fee-for-service basis or, in certain circumstances, will consider forming a joint venture or partnership to develop specific projects. 

    The principals of APL include Mr. Joseph Boystak, an investment banker with significant experience in corporate finance, mergers and acquisitions, and asset securization. Among other activities, Mr. Boystak completed over $300 million of real estate related financing. Mr. Ronald Firestone, A.I.A. is regarded as one of the country's premier residential architects. Mr. Ralph Cossey, construction consultant, has over thirty years of experience as a general contractor, specifications writer and construction manager in both residential and commercial buildings for a variety of clients including Fortune 500 companies. Mr. Charles F. Hill a mortgage banker is highly experienced in commercial and residential real estate finance. Mr. Hill has completed over $1 .0 billion of conventional and securitized financing. 

    APL activities center around Firestone Design's architectural planning and design. Mr. Firestone is a founding partner of Firestone Design with offices in Beverly Hills, Toluca Lake, Lake Tahoe, Las Vegas and Southampton, New York which is scheduled to open in the spring of 1997. Firestone Design specializes in architectural design, site planning, interior design and master planning, with its primary focus on large scale luxury residential homes and estates, ranging from 10,000 - 50,000 square feet of living space. Mr. Firestone has over thirty years of experience and has been featured in Architectural Digest and other architectural periodicals numerous times. One of his current projects is scheduled to be published in Architectural Digest in the spring of 1997. Firestone Design's elite client list includes senior Wall Street executives, Hollywood celebrities, individuals listed in the Forbes' 400 and foreign royalty. 

    Mr. Victor J. Gruberth of The Morley Agency is acting as co-broker and marketing consultant to APL. Mr. Gruberth has ten years experience in real estate sales in the Southampton market.
